Where is Sargeants Bass Coast Conveyancing’s headquarters?

Although our conveyancing services are based at Cowes on Phillip Island, we work throughout Victoria with a particular focus on the state’s east coast and hinterland.

What is conveyancing?

Conveyancing is the process of preparing legal documents for the transfer of land or property from one person or entity to another. Conveyancing must be done by a fully licensed and qualified professional who understands and is trained in the legal processes involved.

What transactions do Sargeants Bass Coast’s conveyancers handle?

Our conveyancing services cover legal processes for the purchase and sale of property. We offer:

  • Residential purchases and sales conveyancing.
  • Conveyancing for off-the-plan purchases.
  • Conveyancing for land sales and purchases.
  • Conveyancing for related party and spousal transfer.
  • Deceased estate conveyancing services.
  • Conveyancing for subdivisions
  • Commercial sale and acquisition conveyancing
  • Conveyancing for leases
What do your conveyancing services include?

Sargeants Bass Coast’s services include but certainly aren’t limited to:

  • Title searches.
  • Title transfers.
  • Examining Section 32 Statements to ensure there are no encumbrances and/or restrictions on the property which might affect its value.
  • Ensuring compliance with any contractual conditions, for example building and pest inspection or finance.
  • Ensuring the appropriate party has paid all applicable charges such as land tax, rates and water consumption charges.
  • Organising and facilitating payment of fees and charges.
  • Preparing legal documents for the transaction.

What is a Section 32 Statement and why is it important?

A Section 32 Statement basically details all the ‘fine print’ about the property you are purchasing, including a plan of the land, easements, services connected and any recent building approvals. There are many other important details in a Section 32 and our conveyancers will carefully read this document to ensure you are buying land or property that is worth its price, with minimal restrictions and no encumbrances. You can then decide if you want to proceed with purchasing the land or property. The Section 32 can also help you determine the value of your offer.

What does a conveyancer do?

Conveyancers take the stress out of buying and selling land and property, ensuring title transfers proceed smoothly and that buyers and sellers comply with all contract conditions.

We’re not buying, we’re selling property. Can your conveyancers help?

Buying or selling property, our conveyancers in Cowes and our other locations across Victoria can handle all legal elements of your transaction.

Are Sargeants’ conveyancers insured?

Sargeants Bass Coast holds professional indemnity insurance to provide our clients with the highest level of protection.

What are the costs of engaging conveyancers from Sargeants Bass Coast?

No two property transactions are the same and therefore costs for our conveyancing services vary. However, Sargeants Bass Coast’s fees are fixed and all inclusive. There are no hidden costs or surprises. Our fees include all disbursements, GST, title searches and attending settlement on your behalf. There are no hidden costs and our fees are not payable until settlement. Please contact our Cowes-based conveyancers if you have further questions or to discuss your next property transaction. Are conveyancers lawyers?

Sargeants Bass Coast’s conveyancers are not lawyers but do have our own experienced solicitor who can provide further assistance and advice if necessary.
