Important Facts Before Selling

It’s a big decision when you decide to sell.

It’s important that you have all the correct, relevant information.  The information below can help you save a lot of time of money.

r

DRAFT CONTRACT

All property sales must have a written contract. This helps to ensure that both parties are clear on the terms of the sale, and can provide a valuable record if there are any disputes down the line. Your real estate agent can provide an industry recognised contract and our team can help you to draft any special conditions required to cover any unique details. You can move forward with confidence knowing that everything is in order. Contact us today to get started.

l

CHECK DEBT

When you sell your property, any unpaid bills that are connected to the property are required to be paid before or at settlement (ie Mortgage, Land Tax, Council and Water Rates etc). It’s important to get your finances organised and make sure you can pay off any remaining debt. This way, you can avoid any last-minute surprises or delays in the sale of your property.

w

DOUBLE CHECK Contract DETAILS

It’s crucial that you read and understand your contract. If you wish to retain certain items or leave certain items at the property they must be noted in the contract so the purchaser is fully aware of what they are purchasing. Talk to your conveyancer about what you need so you are confident it is reflected in your contract.

SETTLE ON TIME

We’re here to help make sure your settlement occurs on time. A delayed settlement can impact severely if you are also purchasing another property at the same time or have a tight timeframe for the use of your settlement funds. There are multiple tasks and time lines that must be met in order for all parties to be ready on the settlement date. Get our experienced help to make sure you settle on time.

Everything from start to finish was completed with confidence and professionalism. Vanessa enjoys her work and it was a pleasure having her as my conveyencer.
